Why Auction Farmland with Wooley
Arkansas is naturally endowed with highly fertile soil, making agriculture one of the most important industries in the state, thus attracting investors from all over. However, selling farmland in Arkansas can be a hassle and downright frustrating if not done properly — this is where selling farmland at auction comes in. Unlike a private listing where buyers will only offer you less than what you price your farmland for, with an auction, there is no cap price! Buyers must compete against one another, which drives prices. An auction allows you to have more control over the price and the end result.
Farm auctions make up a large part of Arkansas’ real estate auctions, but farm sales have many more facets than a residential sale, so it’s important to work with an experienced auction company. Wooley Auctioneers has three generations of experience handling various zoning, development rights, preservation programs, and more that can affect your sale. Our farmland auction services are comprehensive, meaning we do everything from start to finish while keeping you completely informed. We can help accelerate the time at which an agricultural property is sold, considerably reducing expenses related to holding on to a real estate property, such as maintenance and taxes.
Our knowledge and years of experience allow our team to develop a complete targeted marketing campaign for your particular piece of farmland, including print, social media, and online exposure to national and international qualified buyers. We gather all of the information about the agricultural property and create a detailed property information packet for interested bidders to reference (see example here). Our team is equipped to handle any sized farmland auction from small to very large.
Agricultural properties we sell at auction:
- Farms and farmland
- Arable land
- Ranches
- Pastureland
- Cattle farms
- Horse farms
- And more!
Our Farmland Auction Process
Our auctioneers begin by viewing your farm property and discussing your goals for the auction. Once we sign on and get your auction date set, our team gets to work organizing and preparing for the auction. You won’t have to worry about a thing! We take pictures, get everything ready for the website, and implement a marketing strategy to target farmland buyers.
Once the first step in our process is complete, we flip the switch, and your farmland auction is live for bidders to engage in right away. The auction runs concurrently with the marketing period. Farmland auctions typically run for 30-45 days.
We collect earnest money down payments via cashiers check then deliver the payments to the title company and they start the closing process. The title company will disburse funds to all parties in approximately 30 days at closing.
